Landlord Fees
- Full Management Services 10% + VAT
- We are very happy to keep our commission as low as possible, in fact we have not
increased our rate for over 4 years. Landlords with larger portfolios should contact us to discuss preferential rates.
- T.F.B - Tenant Find Basis
- This service is when we do not manage the property, but we do find the Tenancy and
arrange all documents/contracts. The standard fee is equal to half of the first
full months rent. (Minimum £450.00 fee).
- T.D.S - Tenancy Deposit Scheme
- This is a legal requirement that all Landlord’s must take part in. ESRA
Residential is a member of the TDPS.
- Serving of Section 21 (Repossession)
- Included in full management.
- Serving of Section 12 Notice (Rent increase)
- Included in full management.
- Monthly Detailed Statement
- Included in full management.
- Annual Income & Expenditure Report £25.00 + VAT
Other Service Charges
All properties require a full and detailed schedule of conditions, fixtures and
fittings and a full inventory list with photographic images. This is based on the
new legislation of the T.D.S (Tenancy Deposit Scheme). All Deposit’s must be protected
in a TDS scheme. Therefore a professional detailed Inventory is essential for all
properties to protect the landlord. The charge for this will depend on the size
and contents of the property.
Maintenance
All our contractors are professional tradesman. They all carry qualifications and
professional indemnity insurance. They are all experienced and have worked with
ESRA Residential for several years. If you should require the service
of any of the above, we are happy to arrange a detailed quote for you.
Please note VAT will be added to all charges and our minimum management appointment
